Processing fee

Flex charges a 0.5% processing fee on your total rent each month you split rent. This covers submitting your full rent payment to your property. It's charged with your 1st payment.

Split fee

The split fee is the cost of splitting your rent into two payments. It's up to 3% of the amount you borrow for your 2nd payment.

A few things to know:

• Only applies when you split rent that month
• Set when your 1st payment is collected — based on how much you borrow for your 2nd payment
• Doesn't change if you pay your 2nd payment early

To lower the fee:

Borrow less — the less you borrow, the less you pay. You can adjust your credit use in the app by navigating to Settings > Rent and payments. 

Be sure to make any adjustments to your payment split before your 1st payment is collected — that's when your split fee is set, based on how much you're borrowing for your 2nd payment. After that, it's locked for the current month and can't be reduced by paying your 2nd payment early.

Please note, your monthly membership fee will be charged every month regardless of how you split your rent payments. 

Credit card fee

If you pay Flex with a credit card, a 2.5% surcharge applies to each payment made with that card.

Note: Some credit card issuers may classify Flex payments as cash advances [link cash advance article], which could trigger separate fees from your issuer. These are not Flex fees.

Tracking your fees

A full breakdown of your fees is always available in the app. From the Home screen, tap on either your 1st or 2nd payment to see an itemized view.
