Your rent can only be submitted through Flex once your 1st payment is successfully made. To avoid late fees from your property, it’s important to complete that 1st payment before your property starts charging late fees so that the final rent submission step can be taken.

Example: If your property starts charging late fees on the 3rd of the month and you don’t make your 1st payment until the 4th, Flex won’t be able to submit your rent in time—and you’ll be responsible for any late fees your property adds. 

If you’re at a non-integrated property, you’ll need to submit rent in your property’s portal and make sure your 1st Flex payment is successful before late fees begin. Even if rent is submitted on time, a delayed 1st payment to Flex can prevent the payment from fully settling and may result in late fees.

If late fees are added to your rent, they’ll be included in the total amount Flex pays on your behalf.

Tips to help you avoid late fees

Here are a few ways to stay ahead and make sure your rent is submitted on time:

Make your 1st payment early

If you already know how much rent you owe and have the funds ready, you may be able to make your 1st payment before the rent window officially opens. This feature is not available on all accounts so just check your app to see if you have a Pay 1st payment early button available or not.

Keep an eye on Flex notifications

If there’s ever an issue (service issue) that’s stopping Flex from paying your rent, we’ll let you know. Sometimes those service issues are related to 1st payment failures and we need you to help make sure that payment can go through successfully. 

• You’ll get an email, push notification, or in-app message explaining what’s needed.
• Make sure to take action quickly so your rent isn’t delayed.

Just a heads-up

Your property sets its own timeline for when late fees begin—and Flex doesn’t control that. If your rent isn’t submitted in time because your 1st payment was delayed, you’ll be responsible for any late fees your property charges.
