What is an Integrated Property?
An integrated property is one where Flex is connected to your property or its rent portal. This means Flex can automatically get to your rent bill and pay it for you. Each month, once Flex gets your rent bill, it handles everything, including charging your 1st payment and submitting the rent to your property. However, there are times when a service issue may require you to step in and manually enter your rent amount or submit the payment yourself.
The Rent Process For Integrated Properties

Let’s break it down with an example of $1,500 rent:
1. Flex Pulls Your Rent Bill
Starting as early as the last day of the month, Flex will access your rent bill through our connection with your property. Please note that Flex can only process your rent payment once the rent bill is available for viewing. Additionally, any extra charges, such as utilities, will be included in your total bill.
Example: Flex views your bill and sees a total of $1,500 due.
2. Flex Charges Your 1st Payment
Once the rent bill is confirmed, Flex will charge your 1st payment. This payment must be processed before Flex can submit your rent. We’ll attempt to charge your 1st payment multiple times throughout the day until it goes through or until the rent cut-off time of 3pm ET on the 5th.

Example: Flex collects the 1st payment of $900, which includes a 1% bill payment fee of $9. If you're using a credit card to make this payment, an additional card processing fee will also apply.
3. Flex Submits Your Rent
Now that your 1st payment has been made, Flex will proceed to submit your rent to your property.
Example: Flex submits the full rent amount ($1,500) to your property.
4. Your 2nd Payment Is Scheduled
After your rent is paid, Flex will schedule your 2nd payment and monthly membership fee for the default 2nd payment date. You can change this date to any time within the same month. On the 15th or your chosen date, Flex will collect the 2nd payment, which includes the bill payment fee and any credit card processing fees.
Example: Flex collects the 2nd payment of $600, which includes a $6 bill payment fee, along with your monthly membership fee on the 15th.
Handling Service Issues
If there’s a service issue that interrupts the rent process, you may need to take action. Flex will notify you through push notifications and/or email.
These are some common service issues and links to guides that explain how to fix them:
- Submit Rent (Integrated Properties): If Flex has trouble submitting rent, we may ask you to do it for us using a Flex bank account or debit card.
- Make 1st Payment: If your 1st payment fails, you can change your payment method or reprocess it manually.
- Property Needs Reconnect: Sometimes, the connection between Flex and your property gets disconnected. You’ll need to reconnect it in the Flex app.
- Enable ACH Payments: If ACH (bank transfer) payments aren’t allowed on your rent portal, you’ll need to ask your property to enable them so Flex can continue the rent process.
- Confirm Your Balance: If your rent bill seems too high or low, we’ll ask you to confirm the rent bill amount before Flex pays it.
