Flex operates within a monthly rent cycle window that starts on the last day of the previous month and ends at 5:00 PM ET on the 5th day of the current rent month. For example, for January rent, the rent cycle runs from December 31st to January 5th at 5:00 PM ET. Rent is submitted even on holidays, such as January 1st, so your payment won’t be delayed if a holiday falls during this time.
Within this window, there are two key cut-offs to keep in mind:
Rent Submission Cut-Off
Rent can be submitted by or through Flex up until 5:00 PM ET on the 5th of each month. After this time, the rent cycle closes for the month, and no rent can be submitted through Flex until the next month’s rent cycle begins.
1st Payment Cut-Off
To use Flex to submit your rent, you must complete your 1st payment by 3:00 PM ET on the 5th of each month.
Here’s how it works:
- If autopay is turned on, Flex will automatically attempt to process your 1st payment during the rent cycle window.
- If autopay is turned off, Flex will not attempt to process your payment automatically. You’ll need to manually make your 1st payment in the Flex app.
Either way, the payment must be made no later than 3:00 PM ET on the 5th. This gives Flex a two-hour window to process your payment and submit your rent before the rent submission cut-off at 5:00 PM ET that same day.
If you don’t complete your 1st payment by the 3:00 PM ET deadline, Flex will not be able to submit your rent for that month. In this case, you’d need to pay your rent directly to your property in full, outside of Flex.

Timing Matters
It’s important to make your 1st payment early enough to align with your property’s rent due date to avoid any potential late fees. For example:
- If you make your 1st payment on January 3rd, the earliest Flex can submit your January rent is January 3rd.
- If you make your 1st payment on January 1st, Flex can proceed to submit your rent on January 1st.
