To use Flex to pay your rent, it must happen during the monthly rent window. This is the only time Flex can submit rent payments. Once the window closes for the month, Flex can’t submit your rent—and you’ll need to pay it directly to your property. Rent payment submissions will resume through Flex when the next month's window opens.
When the Rent Window Opens
Each month, the rent window opens around the time your property posts your rent bill.
- If you live at an integrated property, your rent bill is typically posted between the last day of the previous month and the first few days of the new month. Flex automatically starts checking for your bill during this time and pulls it in once it’s available.
- If you live at a non-integrated property, Flex isn’t connected to your rent portal, so we can’t see when your rent bill is posted. To help you stay on track, we open the rent process 3 days before the end of the month, so you can enter your rent amount manually once you know it.
When the Rent Window Closes
To successfully pay your rent through Flex, there are two important deadlines—both on the 5th of each month:
- 3pm ET: Your 1st payment must be completed by this time.
- 5pm ET: Your rent must be submitted by this time.
Flex uses the 2-hour window between these cutoffs to process your 1st payment and submit your rent to your property.
Example: If your June 1st payment isn’t completed by 3pm ET on June 5th, or if your rent isn’t submitted by 5pm ET, Flex won’t be able to pay your June rent.
If either of these steps is missed, Flex will no longer be able to process your rent for that month, and you’ll need to handle payment outside of Flex.
